YOU'VE SEEN Mission Viejo homes homes with curb appeal. The very first impression is that everything is beautiful and is in its correct place. For some Mission Viejo homes, curb appeal comes more easily because of the way the house is set on the lot and how the home and yard has been maintained over the years. For other homes, it requires an objective look at what can be done to improve that first impression.


Features that add to the curb appeal of Mission Viejo homes are:  A well-manicured front yard, curbs that are not scuffed with black tire marks, the numbers on the curb are freshly painted, the gutters and sidewalks are swept and clean, there are no cobwebs or dust on the front of the house or the front porch, the windows are sparkling clean and you can see portions of the inside of the house through open curtains. The garage door is down, and no cars are parked on the driveway. The house has been painted within the past few years, and special attention has been given to the front door area of the Mission Viejo home, with new or polished door handles and a perhaps a new doorbell button. And clean some more.
 
Mission Viejo homes on streets that are not part of an HOA can sometimes present more curb appeal challenges if there are neighbors who have grown complacent about the look of their street.  Talk to your neighbors and ask for their help.  Explain to them that you are trying to achieve the very best curb appeal which will result in a higher price. Explain to them that doing little things to help in that effort will make your home more marketable and can benefit them by keeping the area sales prices higher. 
 
Some suggestions to neighbors might include not parking a lot of cars right near near your home, especially on days when open houses or broker previews are scheduled, removing the mobile basketball hoops from the street, and keeping their garage doors closed when not in use. It may seem a little over the top, but try offering to wash down the sidewalks in front of nearby houses to make the street look better. Try to motivate your ten nearest neighbors in a positive way to help improve the values on your street. Not every neighbor will see the value of making your street more attractive, but if even a few do, you may have made it a lot easier to sell your Mission Viejo home for a higher price. 
 
Most Mission Viejo Real Estate agents have had a situation where they know a beautiful home is for sale and they bring a client to it.  As they drive up to the house, the expression on the client's face changes to dismay. They comment negatively on how the street looks, and tell the agent they don't even want to see the house. That agent has made a showing appointment with the owner, but at that point has no choice but to turn around and go to the next home scheduled for showing. It's a very unfortunate situation for everyone, but it happens. You miss out on having your home seen by a qualified buyer which affects your ability to get the best price.  As awkward as it may seem, getting your neighbors to help you make the street look better can really pay off.  I've never brought a buyer to a home and had them say the street looked too nice.
